Following this, there are 7 to 14 days to pay the down payment, which varies based on the project, usually set at 10%, 20%, or 30%. If buying from a party other than the developer, a preliminary contract is usually signed, and a 10% deposit of the property value is paid.
The parties involved meet at the developer's offices to request the NOC (No Objection Certificate), issued upon payment of a fee ranging from 500 AED (approximately 150 euros) to 5,000 AED (approximately 1,500 euros).
After obtaining the NOC, the parties proceed to the offices of the DLD (Dubai Land Department or Trustee Office) for the transaction registration.
The seller must confirm satisfaction and agreement regarding the payment of the property by the buyer (usually through manager's checks or cash to secure the transaction unless payment terms are agreed upon).
The registration fee, amounting to 4% of the property value, must be paid to formalize the property transfer. The DLD prefers this fee to be paid via manager's check or cash.
Once the formalities are completed, a new property certificate is issued. In some cases, these steps can be handled directly by the developer for off-plan property purchases.
